so just because you would not want to live in a specific town for various reasons does not mean they aren't attractive to others and good investment opportunities. 

We also have many unique buyer incentives where an investor can get up to a 10% price reduction to come into immediate equity, or get that 10% as a cash back at closing to reduce your down payment and increase your ROI, or buy rates down into the low 4s on 30yr loans to maximize cash flow.

But once I got the bills, I increased the rent with the tenant's approval and signed an addendum to the lease stating the rent increase would be X and the owner would take over utilities.

One of the things to watch out with mobile home parks is the increase in lot rent.

As long  the tenants pay the rent each month, increasing their rent will be very tough and getting them to leave will be extremely tough. 

With the COVID-era surge in home prices, rapid increases in mortgage rates, and rents not keeping pace, it really has gotten harder to make these deals work.

If you have extra cash at the end of the month, then do double up payments on the mortgages so the principle is reduced and this will increase your heloc room.

Keep in mind that they can increase that period if they get complains from the community, so make sure you're in good relationship with your neighbors.

This would increase the benefit to where the fee would not be so outrageous that it would hinder the investment.
