The investors I have been in contact with found properties that required little rehab work but yielded great ROI since prices in these areas have been steadily increasing and seem to be hot spots for investors.

If you could relocate to anywhere in the US to begin investing in STR’s, where would you go?

Recent news article refers to my street and the neighborhood it's in as "the next hot spot" and that "land prices have doubled in the last 12 mos" (they have).Seeking a cash-out refinance ($700K) and all numbers look great, BUT lenders and Appraisers don't have an identical comp (that's why it's the hottest little boutique spot in town... duh), so they are stuck and don't know how to value the asset or the business or which way to go.

There are plenty of good well paying jobs around, mostly factory but the work is here and close by although I’m new to the area (5 months) I’ve noticed some hot spots for crime, drugs mostly, but what confuses me is one block is decent, yards maintained, clean looking, nice curb appeal, but then you go a block down and it looks like a war zone.

Multis are usually 5.5- 6.3 cap (assuming not the hot spots), and many single-family homes are 4.5 cap +.

I guess that's why I originally considered more of a digital mentorship since my area isn't necessarily the hotspot for a Real Estate Investors.

Plus if there is cell phone reception it is even better as you can make a hot spot. 

Get a mobile hotspot to do any business related work that requires internet.
