Despite being so old the house itself is in great condition as my grandmother took pride in everything she did. we just did some CapEx on the house (vapor barrier and roof work). need new flooring, bathrooms and kitchen remodel, paint and landscaping at the minimum.

My recommendation if you are going to finish would involve adding french drain and sump pump, sealing walls with dryloc, then 2" XPS which acts as the vapor barrier, before framing and finishing.

You can let her know about the property and have her be as active as she would like to be and as active as your wife thinks is appropriate for her right now that won’t take away from her developmental experiences.Then, when she graduates high school, the property should have 20-30k equity that can go towards her education and she can learn as much as she is willing to take advantage with the process of owning a property without the stress of managing it.I share this with you both as a marriage therapist and as an investor who has done this exact thing with my oldest 3 kids (ages 14, 13, and 10).
