my parents let me live at home for free if I would study and get my RE license I as tired of pumping gas and bagging groceries for 2 bucks an hour.got said license at 18... and never looked back.. have been in business through some interesting time... uber high interest rates  18 to 20%  1989 to 1991 crash in SF bay area ( regional event but a crash all the same)  Dot com bubble but that one was not bad.then the mother of all crash's 08 to 2010... did not get wiped out but darn near .. set back 10 years.. now 5 years after that disaster back to about 50% of where I was in 07.. but much happier .. gone is my HML company and 20 employees.... now its just me and my hand picked group of investors doing what I do best and that is finding good RE talent an helping them make a lot of money...

If the landlord is sitting vacant, they are usually much happier to be creative.

Emotion means that they are happy/happier to pay “retail” where investors are looking for a good ROI.  

I'm always just a tad happier to hear success stories from people in Georgia.

They were relatively affluent, and much happier about how they were making their money.

I'd be much happier to accept a dog if the owner told me was crate trained (as I did with my greyhounds) when they were at work during the day.Gail

I've never had anyone ask to expand it though.It usually makes happier tenants from what I have seen.

Our first house originally had a business running out of it and had two front doors and some super strange features, but I made money despite the crash because it was undervalued considerably when I bought it because it was really weird then.I would actually be a lot happier investing in Waco or Lubbock, personally. 

Plus everyone is on vacation so they are more inclined to be happier in general.
