My main interests will be in fix and flips, BRRR, and buy and hold.

We have some cash on hand, but not sure the route we should go when it comes to financing.

Ultimately I didn't learn too much I didn't already know after taking a few courses and reading a hand-full of books, and with most of people I've met and tried to talk with, it's been a pretty common experience that conversations go a lot like that.

these rulings over the last 10 years have eliminated much of the angst seen around the "hold for investment" issue mentioned above.  

I'm an investor so I am definitely not limiting myself to a handful of neighborhoods.

Focus and consistency are going to be your best friends.Also, I wouldn't tackle buy-and-holds right now unless you currently have a high cash flow revenue stream in place.
