I applaud your efforts to teach your daughter the basics of FINANCE.My youngest daughter (& RE investor) was recently in a wedding party where the groom (PharmD) belatedly discovered his bride (MBA) had >$45k in student loans.

As @Sam Grooms mentioned, you will need to find off-market deals either via wholesalers or direct marketing for that price point.

Sometimes in better neighborhoods or better groomed yard  we will charge the tenant a fee and oversee the lawn care with a landscaper.  

Not the same thing...Grow your practice - groom a partner to do the work - remove yourself in 10 years from day to day of your practice - do whatever you like.

Or, if you too will be relocating, where can you groom a team that knows the local habits of tenants, that could watch over your properties and guide your purchases, until you get there? 

Groom your tenant for home buying and then place them.Just a thought.

Full houses, sq footage, proximity to shopping/desirable locations, walkability, other amenities (higher end apartment complexes often have things like dog parks, grooming, on-site fitness, hotel style front desk concierge services etc.).
