I have mine for 1800, I’ve been receiving a lot of attention on and people have been touring it a lot, however no one has finally made the next steps to move in.

I want to grow financially, but continue to be happy and enjoy RE because it has become a passion of mine. 

Note, even though you may have a per-transaction fee or unlimited transactions, it looks like pretty much each transaction will still have some additional associated fees for things such as AHC/wire or expediting docs, but they seem reasonable.When I was setting mine up, I was told that the flat fee isn't charged until your first transaction.

A friend of mine invests in out of state fix and flip and fix and hold.

Used mine for every purchase over the last 8 years and I get a ton of free advice from them. 

For example mine says that in the event the tenant moves out before the end of their lease, they are responsible for rent until I can place a new tenant.

But your risk to reward is far different from mine and likely from those who read this thread later.

I was approached by a wholesale partner and flipper partners (whom I’ve done private lending for) of mine about me purchasing 1.5 acres to develop 12-16 single family homes on.I would be responsible for purchasing land and getting it prepped to build.
