Hey Team,Had a theory that I've been pondering for some time and thought I'd open up the discussions. 

One of them has a Girl Scout.

While I am trying to maintain my full time job and begin a lucrative investing career, I am pondering buying a new property to rent out once I arrive.

I live in Denver but have lived in many other places, mostly big cities (Chicago and LA) but I’m pondering investing in Tucson where I used to live and the market seems a bit more affordable.

It's something to ponder but how does it speak to the investor who must buy at less than retail to profit in their model? 

We have 2 prospective realtors we know to choose from, but we also have pondered the idea of selling ourselves... with this being our first flip and not knowing too much about selling, should we stick with a realtor or should we go on a whim and try to sell the house ourselves....
