hi. try radiators on the bottom walls in every room except the kitchen. try increasing the rents. try talking to the clients about the heat situation. try removing the heated baseboards. do something before something happens to you!

I'm looking to do BRRR and Flip's for a few years and then try to get into buying land to develop eventually.

I did try a few arbitrages in 2018-2020 and I think altogether maybe a breakeven.  

Vacant properties can sometimes be the way to go because you can try and get top market rent, as well as include any fees or protocols that might not be in a standard lease.

You want to make sure your lender understand this as  lot do not and you will waste a lot of time if you are trying to borrow more then what you purchased the house for. 

If you are fully committed to purchasing rather than renting, I would suggest to try and get into the best area with the best schools you possibly can.
