The other value proposition we add is that we have been personally investing in these markets for nearly 10 years through MartelTurnkey on over 650 projects, so in addition to just contacts, we help provide overall deal structure and analysis from a non-biased perspective (agents have their own agenda, PMs have their own, etc).

@Mark Cotter I am a firm believer that San Diego is one of the best markets to invest and even though the data would confirm what I am saying for the past half century or so, I still recognize I am biased as I am a local investor with single family and multifamily properties locally and of course am in brokerage also.  

Also I'd say house hacking small multi is the best strategy to start building up (biased as that's what I did) but you have a primary so that's tough.

Not only was this method more accurate and less biased, but it creates a scale-able methodology.

I may be biased given I am also a PM but don't shoot the messenger. 

Not complaining or saying you guys are doing anything wrong, just disclosing my bias for working with partners who are responsive and accessible and how this is a sensitive area (for me) that greatly influences my decisions when choosing to work with someone or not.

I own a PM company so I am biased but I don't even manage my own properties, our PM company does.
