My local place is called Appliance Factory & Outlet, and they provide new, with warranty brand name models of appliances for a fraction.

This also helps me to forecast seasonality on my properties.

This is our first REI property and it is out of state for us - thus the "build to rent" model works for us.

The roofer gave me a invoice with high level bill of material, and a statement that it has 2 years of warranty and brand name of the shingles.It does not say brand name warranty or model or batch number etc. 

At the end of the day, 5% of $80 is more than 2.5% of $100 and the fee models used in the industry will sometimes lead the listing agent's to go from being the seller's advocate to the buyers.
