one of the developers across the street from my project is selling 1k sq foot homes for 525k  I suspect he has sold a few but you get the point. when lot costs and building cost before you even go vertical are about 250k pretty tough to build anything new that is "affordable." its why condos and townhouses are generally starter or the cheaper housing..

I looked up the lot minimums for Shelby County, and these seem to be 15,000 square feet with a 100 foot width.

The land has two structures on it I would like to use as rentals, a small 400 square foot pole barn that I would like to turn into a studio loft apartment and an 800 square foot cabin that some needs work before being able to rent.
