Does anyone know, or have a good idea, about the difference in returns on entitling & developing the land for each scenario, with final objective to sell to a builder to build and sell the structures him/herself.  

So now I am 25 and I was finally presented with an opportunity (duplexes are super rare in my area/state btw) I put an offer in and it's looking like it's gonna be accepted!!

So now I'm faced with the potential of loosing EVERYTHING job, house, car, wife...Finally I stopped focusing on what was wrong and focused on the solutions. 

Finally, don't get caught up in analysis paralysis.

The walls in your own house are going to be covered in scuffs and marks but for some reason the buyer completing their final walk through will have heightened awareness.

The remaining principle balance is just short of your final payment.Are there any questions?

The worst experience we've had was with a flat roofer (very common roof type in Chicago) we finally wrapped up, after waiting almost two years for them to finish/fix something. 

Finally, network with other investors and start small to gain experience.

And in states that allow deposits and then settle up competition is higher as the price of entry is so low 5 to 20k deposits to bid.. now if you dont finalize you lose the money and can be fined as its illegal to bid and not close.

So this bank did the final part of their underwriting 2.5 months into the process while my 2nd lender (the one that I finally went with) was able to give me the green-light after only 2 weeks...
