For me, if the lead has a somewhat filled out BP profile, it's probably decent quality, otherwise its an aspirational investor, rather than an investor.

single family homes in the city are a relative bargain right now, depending on school district...There are some great schools in the fishtown/olde kensington neighborhoods and our single family and apartment units all stayed filled without any real vacancy over the last few years.

But sometimes I can't fill them with section 8 so I have to take the risk.

If you evict, how much money will it cost in legal fees, court costs, lost rent (because the tenant will probably stop paying), and vacancy while you prep and fill the vacancy?

BP forums were filled with lots of ideas on how to make money in real estate. 

China is natural resource poor and dependent on the rest of the world to fill that void, and with cheap labor drying up they will lose some ground on the manufacturing side. 

If there are a large number of openings, then they are likely filling that need with travelers.See how much the property will cost a month.
