I am  much further west, more toward the mountains in a smaller community with very little competition to fear.  

I agree that the AFB and Trinity add stability to the area specifically around Minot, but I am always fearful of a reduction in the Air Force presence here. 

There is a saying about investing everyone buys, be fearful and if everyone is fearful, then buy!

The opportunity is there for those willing to see beyond fear every 40 years or so.That said, Kemaury... get to know what MWUA is. 

If those leads are not converting into shows, my fear would be you are still priced too high or you are not reaching out quickly enough to schedule a show. 

Have a calculator that shows this as well.What is boils down to 99% of the time is #3 and that persons ego / fear of giving someone else $.

I get it, it's an REI board, but most of the stuff I read I fear themselves just getting caught on the system of the decade prior while not understanding the dynamics are apples to oranges.

Regarding selling, I think the fear is the lady would come after the seller stating they didn't have rights to sell.

ALSO, very important here, if the fear is inflation, the last asset you want to be invested in during an inflationary environment is fixed income.

Definitely, a lot of fear starting out so new, with A LOT of information out there as well as misinformation; but we're very hungry to learn as much as we can to start investing in RE.
