My current plan is to go “Home Depot fancy”- stock cabinets, cheap granite counters, the cheapest stainless steel appliances I can get at a scratch and dent, vinyl plank flooring (other option is to refinish the hardwoods),and wood look porcelain tile in the baths.

Obviously the porcelain finish on a new tub is more durable(at least they used to be) than fiberglass, but keeping the caulk and grout looking good has been a chore.What about the hybrid setup steel/porcelain tub, with fiberglass panels surrounding?

Try porcelain it's the strongest and doesn't retain water.

Just be sure to say builders grade which is not any custon work ..formica counter tops , plain porcelain title , prefab cabinets, laminate floring , neutral colors ... you get the idea .. one why to really increase your profits on rehabs is to have a contractor do the major repairs and you or a handyman tackle the easy stuff .. laminate floors can be quite easy to install if your floors are level and trim is not installed yet .. painting can be done by a handyman ..tile work can be done also ..in some cases and some states these need to be done by a licensed contractor and permits need to be pulled .. it is different by each state .. if i saw that house with those pics, i would think your looking at at least $75-100k in rehab ( taking into consideration of Ca. higher construction costs ) it looks more like $35-50 in rehab here in Fl.

And this using a 203K FHA loan in the brutal market of Boston, on the east side of the Port Norfolk bay area.Facts & Numbers:2 beds & 2 baths on each of the 3 unitsPurchased for $655K @ 5% down-payment and a generous dose of 203K closing feesTaken a 30K cushion for the 203K streamlined rehabLocked in 4.25% @ 30 year interest rateAppraised at 750KThe numbers are certainly not the exquisite definition of what a ground-breaking deal stands for, but they certainly fare decently well in this seller's market where cash investors rule, the inventory is constantly challenged and most properties are getting sold for over asking price, taking advantage of the current interest rates, the Everett Casino construction, and a few other speculative but pragmatic plays.Just like most everyone else that was not raised or surrounded by real estate professionals from a young age, this deal was pretty much riddled with small mistakes here and there, from neglecting the fire department smoke and carbon detector regulations, being over-optimistic on the underwriting guidelines, underestimating the cost opportunity due to all sorts of processing delays, and you name it.Currently free from tenants, the expectation is to add value by rehabilitating the under-developed basement, adding 2nd and 3rd floor balcony decks, and a variety of practical and aesthetic fixes.

i went to Floor and Decor store and scratched their expensive vinyl plank with a sharp object, and they all scratched.The only thing that didn't scratch was ceramic/porcelain tile.

To quickly remove these from PORCELAIN, use plumber's "OPEN MESH CLOTH" - you can buy it in the plumbing section at Lowes (and at other stores by other names) It comes on a roll.

Use tans, darker grout as posible, use grout sealer to prevent stains, and use PORCELAIN tile just make sure your patient or keep eyes open for sales on it and store it away when under 2 an sf.
