If they purchase, the option fee amount paid will be reduced from the purchase price to lower the purchase price on the sales agreement, after they exercise their option to purchase.* The property is not sold and title is not transferred until the tenant exercises the option to buy.

Here in Colorado, I pay the following:$279 for a 432 unit community that has a pool, a clubhouse, an exercise room and pool tables, landscaping and a shared water bill$305 for a 183 unit community with no pool, but has landscaping and a playground$338 for a 120 unit community with a pool, a clubhouse and landscaping.Your mileage may vary, but your HOA dues seem reasonable(ish) to me.

It's a one time payment that guarantees that only you can buy it, and it locks the price in, and...there are no monthly payments (or income) until you exercise your Option to Buy.
