I'm sort of in the same situation right now.If the mold is only on the sheetrock and/or subfloor (like it is in this house I referred to), I will just remove all the moldy sheetrock/subfloor and replace it -- after remediating the problem, of course.If the mold is on the studs, I'll bring in a remediator to kill the mold with biocide and encapsulate the studs.

This is how I usually proceed....I would have my title guy check to ensure it has a clean unencumbered title.Check for any code violations with the Building Inspector esp any pertaining to lead based paint encapsulation

What I was told - and this may have been in the mid 2000s so it's possible it's out of date - was that in Mass you're required to remove and replace woodwork that has (or might have) lead paint, while in RI you're allowed to paint over it with non-lead paint ("encapsulation") which is less expensive.It's true that you usually have to just bite the bullet and replace windows in RI, as it's just as expensive to try to keep the old windows but make them "lead safe".

If the material is in good condition or it is encapsulated (e.g. a newer vinyl flooring was installed over top of the old one) it poses minimal risk.
