Right near the cool old downtown area and good schools and A rated area.

For example, I have a client who lives in Franklin, TN and purchased a second home downtown Nashville, TN with the intention of using it when conducting business downtown, entertaining clients, etc...

I have a MTR in the Med Center area just outside of downtown and it's been great for 2 years now. 

I would focus on established markets that are still showing growth and have more than just one draw.Taking my main market of Tampa Metro as an example - There is more than just beaches, you also have MLB/NHL/NFL + Spring break and MLB Spring training, aquariums, golf, casino, new downtown development, and a lot of business travel.You want to avoid markets with just one draw, as if something happens to that draw, you will be hurting for who knows how long.

My worry about Springfield is that it seems like a run down town and stagnant.

New developments in Manor, East Austin, Georgetown, Plufgerville, Cedar Park, Buda and Kyle are seeing new luxury devleopments that offer a luxury lifestyle without the excessive rental pricing you'd see near downtown Austin.
