I still post there but it has gone down hill every year for the last five years.- Zillow is my main source of good leads.- Facebook generates a lot of activity, but rarely do I find good people there.

I also recommend that you don't be a stranger to the management/maintenance team either -- regular contact & inspection and keeping tabs is always a good idea as things can go downhill fast.

Great plan, concur with all the above - quite possible in theory, but may vary hugely according to markets and unexpected trends/events.I'd run the financial expansion plans carefully - there are a lot of assumptions thrown in there that would require re-confirming or re-adjusting after the first few properties are purchased - make sure you have a safety buffer, as things tend to slide down-hill fast when you're leveraged and cannot afford repayments.Best of luck!

I was in Buffalo the other week and South Buffalo, which used to be nice, appears to be going down hill so I would stay away from there.
