The land is in a very non-desirable area pretty much in the middle of no where so I would assume the cost of the land is low but don’t know how the ROI would be after you had the infrastructure up and running.

Well you'd actually be netting more in the long run by doing so compared to putting it towards the home. 

I have been to the 3-day and it is a well run event, by professional persons. 

I feel like getting my foot in the door now with this one property would allow me to learn without being too overwhelmed.
