Most investors think the cost of 3rd party management is in the management fee and that is a distant 3rd compared to the cost of mismanaged vacancy and repairs.

My proposal is to assume the mortgage and offer her a note for the balance (10yr interest-only, 30-year amortizing), and I would be looking to refi the original mortgage at some point in the not-too-distant future once I have fixed the issues with the property.My questions are:Will my future lender learn the terms of the seller-financed mortgage by my declaring it on the loan application, or do they have some independent way to learn of its existence and its terms?

I believe that at some point in the next 2 weeks that should be complete and I will begin to engage some serious conversations at that point.I believe that BiggerPockets is well positioned to grow dramatically with the influx of some working capital - my vision for the future of this company is very cool - and I am excited about the possibility of working with a much larger budget in the not too distant future.
