That works just fine for contract disputes, but it can be pierce pretty easily if there is negligence on the owners part.

I have never specifically disputed an appraisal for this but have disputed for other reasons - probably batting around .500.

You may loose some of the protection from Airbnb, but in most of the stories I see Airbnb typically takes the guests side and holds host financially liable with no recourse in many disputes.
