If you let it sit and deteriorate further and rack up costs/fees you will lower the amount you get in the end. 

They cover up badly deteriorated decks well but only as a stopgap, and it sounds like you just need to recoat.

Also a local police officer (I financed his rental) is a great source of abandoned or persistently vacant &/or deteriorating properties.

This roof will deteriorate rapidly in heat and insurance will not pay for interior damage done by bad roof.
