For the most part, if you have a credit score and your loan officer submitted your loan through desktop underwriting or loan prospecting (automated programs used by originators to qualify a borrower through Fannie Mae and Freddie Mac guidelines for conventional loans or FHA loans), and received an approve/eligible, then you should be ok with just the two trade lines.

You can only borrow against market value, which is going to be calculated by an appraiser (or sometimes the bank if they desktop appraise).

For accounting/ book keeping, check out quicken home & business desktop software, which has a rental module to allow you to download all transactions from your bank/ credit cards, then tag transactions by property and categorize them by IRS expense category.

Use the hard money lenders correctly, run your numbers before you purchase, and every time new numbers are available (desktop appraisal for ARV which the hard money lender will require, written quote from contractor for repairs, etc) ensuring you have at least a 100% return on capital gain, and will get at least a 10% cash on cash return after tenant in place and refinance.
