The military enlisted as a nurse, and have even labeled me nurse practitioner material (so I can become a commissioned officer at my age), but so far, even medical jobs have been hard to come by, since it’s entry level and starting all over.

I would love nothing more than to be able to support her as she goes back to school to pursue her Nurse Practitioner license.

@Dion DePaoli  My LLC is a dental practice and the lender I spoke with today said the proceeds can be used to expand the business or fund retirement account such as 401K and according to him, purchasing real estate investment property qualifies as retirement funding. 

We have built all different types of properties as spec, from SFR, MFR, Office, Office/retail condos, Office parks with individually owned buildings, medical/dental space, developed a subdivision, etc.

Things like retirement plans, dental, medical, etc.I don't see the owners floating you most of the financing with only 40k unless you have other properties with equity you can put on the line.

Said she had to have expensive dental work done.

This is an already screened seller financed deal so u dont foresee any issues, especially since yhe tenant is a dentist / dental office, but you never know.

Plus I get full dental and medical as well as a work truck.

I swear, once they made me DISPROVE a dental bill for some woman whose name wasn't even close to mine, I hadn't been married yet, and she had the dental work done in San Jose, where I've never been and don't know anyone from there!
