Also for the ceiling, look up decorative ceiling tiles. 

I have some capital put to the side, furnishings/decor ready and two cleaning companies already in pocket but need to find an individual/company who is currently subleasing so I can finally get my feet wet.

We took the plunge and built out our team so we can handle decor and light renovations internally.

See, as a patient quality of life is vital but being imprisoned to appts and treatments makes it hard to travel anywhere much unless to drs so I’m thinking if I theme each STR differently from decor down to even snacks etc I may stay booked a lot but mainly it’s my way of making a difference.

I have a building like this with apartments and have just left the fireplaces as decorative.

I was looking to hire a designer or decorator to help with decor of the property. 

The product, as you mentioned, has a very thin wear layer AND the plans tend to be so rigid that I spent a decent amount of time fighting the warping from the pallet bands and cracks in the cheap T&G parts.I've since moved to a twice-the-price ProCore LVP product from Floor and Decor that has matching quarter-rounds, stair treads, and about anything else I need.
