For example, you are not allowed to co-mingle personal funds with plan funds or work on the property yourself.I think that cashing out an IRA to buy rentals is not a terrible idea if you can get decent returns in your market.

So holding the property and even renting at below market to get it filled quicker with slightly less cash flow (maybe 100-200 less at most) is still a decent deal as a buy and hold.

@Helena Goyvaerts it will be tough without 2+ years of USA tax returns showing you are profitable.Higher interest rates have negatively affected most lenders and many of them are getting more aggressive with offering more flexible programs.

@Andreas Mathews admirable, but make sure you do some research so you understand what a PM can make.Starting your own PMC business will require 75-150 doors to make a decent living, depending on gross rents and your fee structre.Working for a SFR PMC as a PM, will require a RE license and you usually get paid a percentage of the gross rents the portfolio of owners/properties you manage generates.

There's a decent jump in rate from 75% to 80% LTV which also affects cash flow...I can't imagine that anything above 80% would be feasible.
