Before I make dire threats I want to know where I actually stand.

Insurance is your first line of defense, but only an entity like an LLC, or better yet, a network of entities and trusts assembled by an experienced asset protection attorney, can truly eliminate the threat of a lawsuit.I also discussed this on the BP podcast some time ago, might be worth a listen.

So, I know I have to keep my transactions clean, because I would expect them to use NC state statues to shut me down if they see me as a threat.

Don't make threats that aren't legally valid, don't get into arguments where they try to split legal hairs, and above all don't let them bait you.

They are not currently trying to make me pay for their heat, but that comment felt like it was a passive aggressive threat.

And tornados are not likely but always possible I guess but no other threats like that.

Good tenants don’t make threats damage the property or bail out on you in the night !

@Ames Foley I have a couple "store room" type locks on one of my buildings but it's a hassle if you have a tenant move out that you think might be a threat to come back inside using his key.

If it gets to it, the threat of a complaint to real estate commission is pretty powerful in TX so maybe it’s the same in FL.
