Do they want the transactional expert or would a relationship be more valuable to them?  

I have been doing this since the mid 80s  over 3500.00 transactions and If I can do it you can do it :)

I use HML for all transactions

Appreciate if anyone can provide a rundown of costs to expect with this type of transaction?

Hi @Ben Lindquist, The 1031 Exchange Qualified Intermediary is a crucial part of any successful 1031 Exchange transaction.

I’d prefer to buy as large of a MF property as possible because of economies of scale and having to complete less transactions, but I haven’t closed or underwritten a deal that large before.

Depending on these answers one lender who charges 3 points could theoretically have lower total transactional costs than a lender who charges only 2 points and its important to understand all fees associated with each lenders origination process. 

I know I have been on the butt end of those transactions.

The happiest day of my investing career was when I transferred ownership to all those houses in one transaction and to never ever go there again with that asset class.But thats me.. section 8 can work but its not as passive as folks claim.

I guess that is partly why bitcoin exist, to eliminate those cross border fees.
