After researching further though on social media and then criminal records I found about 12 previous arrests and numerous convictions burglary, theft, criminal trafficking, molestation (don't think convicted), battery. 

If they fill out the application and the first thing you see is that they have 17 pets, you can immediately deny them without wasting time checking landlord references, running a credit/criminal background, etc.

The partner holding it in an SDIRA did explore ways to exit the deal with that entity and buy back in down the road with another, but the time, cost, and penalties made it prohibitive.  

I have done it twice.I tell folks just go for a walk on the road or bike trail along the lake and don't toss the butts.

If you're willing to hold the property and make some cash for the next 5 years or so you could see a big profit down the road or just refinance into a much lower rate and improve your cash flow!
