While my husband and his ex make a similar income and do not exchange child support due to us pointing that out in court a couple of years ago, she actively request all financial documents that she possibly can and examines our taxes, etc. 

I had a couple clients lock in just recently at 7.1% on 10-30 unit deals.

I have a client in Kansas City, MO that had to make the EXACT same decision a couple of years ago.

I have sat in a couple of those meetings, they sure say no a lot.

It’s not easy to find but deals are definitely out there.Pick a couple markets you like and really hone in on them so when the right deal comes along, you’ll be ready to strike.

A place that is easy (and hopefully) inexpensive for you to travel to a couple times per year to check in on things.  

I find this option best if you are on a tight time frame and need to save a couple of weeks.  

I owned one for 13 years but it was a STR for only a couple of years prior and the other for 7 years and was always a STR.
