I leave it to the reader to determine what path is correct for them. i will continue to advocate for direct bookings and being on multiple OTA platforms.  

If it were 2007 all over again and you knew you could sell at a record high, and invest your capital into conservative bonds and wait until the market corrected, would you?

Hey Peter, thanks for the comment and the insight and you are absolutely correct about knowing what sells in your market, I see this happen with a lot of fix and flip projects that are just in the wrong areas, the investor gets the house for a good price however spends too much on repairs and adds a lot of luxury thinking that it will push the ARV significantly higher than the average in the area.

Hi @Shane Gorski,You're absolutely correct regarding the difficulties of STR's in Naples, there certainly are a few other local cities that are much more conducive to that strategy, Bonita Springs, Cape Coral, and Fort Myers Beach being a few of the major ones.

You want to make sure that each step you take is correct and well founded to ensure the best resolution possible for yourself.

If it's something that you have caused then it needs to be corrected.

Please let me correct your first statement: Sellers "PAY" the buyer agent commission because that is most practical.

My accountant said we can do a share screen if I like so I'll take him up on that to find out why 8 hours of bookkeeping cleanup is necessary and not included in his tax return filing price because I already have them reconciled correctly up to date and thought I can just hand off for tax return prep.
