STOP the lookie-loos;  require a Proof of Funds letter AND a loan Pre-Approvail as well as qualification for a showing.It saves the agent time and  effort weeding out the non-contenders and shows respect to all parties concerned.

The boyfriend in the mix is a big factor on where you want to live decisionIf you did not have the boyfriend to contend with I would just go to Florida  to invest and be with your family and they would be your feet on the ground for youI think a JV with the one partner or even 2 would be very good for a first deal  You are not in it on your own and you have opinions to share and work to spread around

And the view any buyer is going to have to contend with.  

And you've still got a landlord (the HOA) of your own to contend with.I'm not sure this could even fairly be called home ownership...

On the way home from the flip, drive a different way each day and take note of any contenders.

The become visable 60 days from filing OR when a judgment is filed.After an expensive rehab from a contended eviction, some will get discussed and throw-in the towel.They may be willing to sell but not necessarily at a fire-sale price.

A few investors might contend that a couple of thousand dollars is not worth losing a deal over, but rather it isn't that simple.

Only strained logic would contend this is consumer friendly.
