When confronted about it, they act similar to how you're acting in this thread, they're offended that I would look at the purchase history for the house, they're offended that I calculate my own ARV, blah blah blah. 2) I hate to break it to you, but yes, you are VERY wrong and if this offends you, you need to toughen up that outer shell a bit.

I would bet that most states, when confronted with a factual scenario where a money judgment lien is perfected in the gap (after notices to junior lien holders are sent by the foreclosing lender, but prior to the auction sale) hold that the judgment lien is extinguished as to a bona fide purchaser regardless of whether actual notice of the sale was received.

The neighbors describe this lady being in her 40s and quite aggressive/confrontational.

I'm going to confront him and ask him if he wants to give me my money back or he can vacate the property.

Sadly we found them to be incredibly incompetent, less than honest when confronted and have nickel and dimed us even after we sold the property to get away from them.  

When I went out to confront him, he ignored me and walked away.

You can put a door hanger on their door or a flyer in their mailbox if you are non confrontational and then add them to a DMM campaign.
