:)now, here's something... when we bought our house 13 yrs ago i knew nothing about remodeling. so when taking the wall paper off on one wall, 4 layers of wallpaper came off and some of the plaster. had no idea how to patch it, so we bought a bhear texture paint in a can that you apply with a special roller. and then we painted on top, so the bumps are smooth.so now, we have one accent wall in the house that's texture and everyone that walks in thinks it looks like art because we added some shapes that do not have the texture. even plasterers have commented on stealing that technique.. :)

When you BRRR a property, since you can get ones that are in really rough shape and need to be rehabbed, can you deduct and depreciate those expenses off your taxes or do you just eat the expense?  

My train of thought was I wanted the original hardwood to be in decent shape when/if I sell this place.

The quick numbers are:PP: 81Rehab: 112 (~25 spent so far)ARV: 245-255The house is in rougher shape that we could tell when purchasing (it was a hoarder house with like 3 feet of stuff through the whole thing).

Chances are if you can pass/answer all of those, you will be in good shape.

Do the carpet and countertops, change the hardware on the cabinets if they are still in good shape. 

I'll be walking the property later this week and will have a better idea of the condition.So it sounds like if it's in good shape, it shouldn't impact my ability to flip it?

After getting the property turned over to me, we soon realized the home wasn't in the shape of being a good flip, so we decided to tear down and have a open lot for the time. 

As someone who does this, we actually take really good care of the property because it needs to be in top shape for the corporate client.They usually pay a premium to market rent too.
