If it isn't properly insulated it could compound the issue with costly electric heat. 

Send them a check for the earnest money to hold in escrow.Package all the information that an end buyer would need about your property up into a little presentation and tie a bow on it.

Your agent may willingly bow out or may agree to some small flat fee to represent you.

It's compounding, every dollar matters especially positive cash flow.

However the account still wouldn’t meet their minimum & even if it did the cumulative fees are 3% of my investment 1st year & then slightly less after that because of growth & compounding.

There is enough risk and more than enough moving pieces in real estate as it is, no need to compound the risk by not having a safety net and buying with high interest debt.
