If they are sanding drywall , they have to turn off the AC or heat depending on the time of the year , so the dust doesnt get sucked into the HVAC and blown thru the house .

I would consider looking for a 2-4 unit so you can at least occupy (1) unit and collect rent on the other unit(s) and at the 6 month mark evaluate your LTV and situation.

Texturing the walls means that they don't have to be as meticulous (read: lower labor costs) when taping, mudding and sanding -- any imperfections will be covered up by the texture.So, when getting a drywall bid, if they're planning to texture, you should actually be negotiating the price down (or worst case, the same as smooth).
