Finding deals at good discounts is often easy. 

But like @Ryan Harrell and @Min Zhang said, be prepared for a counteroffer or an outright rejection.As a rule of thumb, if I were you, I’d ask myself: if I had to pay full asking price for the property, would I still want to do the deal?

Found deals and paid cash for everything.

The royalties are graduated, and the more deals you do, the more royalties fall.

You can actually get an even better deal on the front end by getting things like closing costs and commissions covered by the seller and sometimes even under listing price.
