I live in a town where almost every house is a century old or thereabouts and some of our water mains are still the original ones made out of WOOD, which is insane.

Words can't express my gratitude to you guys.After preliminary research, I can tell that a number of the homes in the town where I have my rental don't have HVAC and largely seem to be boiler heated, which doesn't come as a major surprise, given that A LOT of them are built early last century and aren't very conducive to HVAC by design.Judging from the dialogue here and further reflections with my principal contractor, I think we are sticking to our initial plan of boiler/insulation/ceiling fan combo, but once we've demoed everything that needs to go anyway (some ceilings and walls) and created a much more operable working space at the same time for installations, we are going to bring in professionals to get free quotes on HVAC and mini split systems, if anything, for future reference and negotiation fodder on the next property purchases.

The neighborhood is an old neighborhood with most of the homes built around the turn of the 20th century, late 1800s and early 1990s.  

Uncharted territory is the understatement of the century.

While the best buying opportunities of this century are about 18 months away, the worst opportunities are right now at full price. 

You've waited until now to buy an investment, unless this is the deal of the century you'll be able to find another.

I noticed this house was built over a century ago and when I looked at the property I noticed a lot of things needed to fix.

Case Shiller had it as #2 buy and hold in the nation for this century only behind San Fran. 

I also don't want to over renovate as the area is mostly older houses (early 20th century) that are not updated. 

I have a hard time believing that.and well i wanted to be a 747 captian but ended up a flying Cessna's LOL  actually a Cirrus but i digress.if that is real. thats the deal of the century for sure.
