its very easy.. tehre are 35 states that do NOT require any license to do NON owner occupied loans.. very simple  talk to local attorney have them prep your note and mortgage and your good to go.. should not cost more that 1k or so for the docs..

Working with a bank on a short sale is not as simple as it might seem - most have never seen the property and are looking at spreadsheets alone. 

Forget trying to walk them through a simple repair over the phone, to avoid sending a ServiceTech and saving an owner money.

But owning 29 houses seems to be an easy number to self manage so I think I’ll hold off on buying anymore and keep it simple with what I have.

As easy as this sounds, it's not simple and usually like pulling teeth.

Even simple extras like local guidebooks or maps can make a big difference.
