If you are renting a room in the house my advise is to seek out multiple Agents, Independent (multiple) carriers and Captive (only write one carrier like Nationwide) and see if any of them can cover that situation.

In addition to using the 1031 to avoid paying tax on your profit you can use it to free up your captive cash in that building and reposiiton it to buy multiple properties also increase you basis thus giving you additional annual depreciation benefit.
