In general, you have to realize the public perception of landlords are fat-cat wealthy capitalists. 

I'd say I'd like to do about 80% BRRRR strategy, 10% wholesales (of rehabs I don't want to get into or can't work at the time), 5% rehabs, and 5% financing other people's deals in sort of a venture capitalist way.

You can get burned and the local press will make you out to be an "evil capitalist" landlord stepping on the little guy.

While I can imagine Buildium's new venture capitalists are putting pressure on Michael to maximum their return on investment, making a decision to focus on the big guys and openly show the small guys the door is both shortsighted and a real slap in the face to those who onboarded early and built Buildium to what it is today.

I think most capitalists dislike the government involvement in the finance market, but they procure these loans because it is a necessary evil to participate in the market.

The inhabitants will want to see that their cultural history is preserved, that "Big Box" retailers and business do not take over their home town or overthrow the small business that define the area, and that ultimately they are not displaced to make room for the capitalist world.I'm not really sure what to expect in regards to when East Oakland will see major changes or an influx of investors, but it is sure to happen in areas with access to major modes of transportation, most importantly BART, and where there is potential to develop deteriorated homes and infrastructure, ultimately drawing in investors such as ourselves!
