It isn't as seamless as instant bookings, but we have had zero issues filling up our calendar for the season.I agree with the spotlessly clean STR.

But then those high demand times got booked even with those high prices, and during the shoulder seasons my calendar was full when competitors' were pretty empty.I've played with Wheelhouse and Beyond Pricing as well, but IMO PriceLabs has the best product in this space.It does have a bit of a learning curve, but I think it's worth investing a little time.

But when your sale happens in the later part of a year so that either the 45 day or the 180 day period carry the exchange into the next calendar year (for a calendar year based tax payer) the option to treat the failed exchange as an installment sale would give Lonnie the opportunity to delay payment for another year.

Finally, if you're interested in MTR, look into sites that cater to travelers seeing longer term furnished rentals, like Furnished Finder or use Airbnb's 30+ day stay filter to see how much competition there is and what their calendars look like.
