You need to be careful and make sure you're not including the credit card/paypal payments when you're calculating the amount to use in the 1099-NEC/MISC.

Also if it is intended to possibly be a rental you should calculate the end result of the acquisition, the debt service, the rehab, etc and pretend to get a loan to refinance. then look at the potential rent to offset that monthly cost and see if it would cash flow.

Sometimes they still have the garage door and drywalled the inside... meaning that they did not do a foundation on the garage door line : they did not use a deputy inspector, they did not use the appropriate hold downs (metals) for structural integrity, they did not use the right calculations for framing (ie rafters for ceilings ) that are often changed in a garage conversion... did not use proper headers for windows and doors... etc etc I have been faced with these a lot when representing the buyer and I would : 1.

My guess is that it won’t actually take you a lot more time, just the extra fees, but those should be accounted for in your profit calculations
