I don't believe many of the pie in the sky projections for job growth and how real estate prices are going to go through the roof, but you said that people only come to Vegas to gamble and I pointed out that less than 50% of casino revenues come from gaming nowadays.  

The rules have changed over the years and you have to be sooo careful nowadays.

But I would say most people nowadays go with an LLC in most situations.For tax purposes, I don't know if there is any difference between a PA Corporation that is taxed as an S-Corp versus a PA LLC that is taxed as an S-Corp.

While interviewing them, ask them if they do reimbursement for the class, which some brokerages do nowadays.

You can get a 1-yr loan for 2-3 points nowadays. 

Not to be a buzz kill but you are taking on a hard market with little or no experience.

Although nowadays I'm seeing a lot of people taking on 80% deals.  

The market is very competitive nowadays (I am not a lender).

I know properties like this are hard to find nowadays but I do beleive that if you look hard enough, you can find it.

Is it a decent market or hard to find deals nowadays?
