I took the RE Salesman course back in "07" and finished the whole process, but unfortunately that was the time when things got crazy in the market, so I had to put it on the back burner.

He has not touched the property since then and completely put it on the back burner.

While I live in it (1-3years) the cashflow will be negative but once I moved out I should be positively cash flowing $400-$500. 3)I have heard of Paypal and Venmo, I'll look into Zelle.4)I talked to Travelers today but they said they couldn't insure the property because the units had wood burner stoves. 

My HVaC guy swapped out the Beckett burner for a gas fired.

So there’s no room to put my job on the back burner.

Most of my pans are larger than the burners.

When tenant moved out, 2 knobs of the gas burner were broken.

Then the tenant came and we’re charging me $1000/month on random repairs such as $500 to fix a burner, $500 to unplug tub, basically fixing the same things multiple times and no value added.Then I paid another $1000 for breaking contract.

We had been looking earlier for a 4plex without much luck, and had put it on the back burner temporarily.

@Jason Norton I had hired Real Property Management Solutions in Portland, Oregon and I wish it was 10% .I paid $7000 to get house move in ready based on recommendation for just minor things and then they were charging me close to $1000/month for minor repairs such as unplugging tub, change burner and random things like that after I paid $7000 move in fee.On top of that I had to pay $1000 to break contract.
