To answer the title of your post, selling fsbo can be a good idea if:- you have experience selling RE- you price the home to sell- you have systems in place to collect inquiries and facilitate showings i.e. call center/email/google forms for screening inquiries, showing agent, lockbox, security alarm, etc. - you have dozens of local agents who can market the property for you and bring you a buyer- you are listing in a desirable area with low-inventory - you are not in a rush to sell

@Michael Baum Thank you, I didn't know it was Evasive but honestly thank you it seems like to alot of people that it was a bunch of jargon/mumbo jumbo and I need to be straight forward I took everyones advice and have actually been getting more replies I've only been calling and emailing landlords/apartment complexes for about a week now so I'm still green but thank you for your feed backIt's hard to show gratitude through a screen but really thank you Micheal truthfully, I will/have make more changes I definitely don't want to be evasive.

You have to know your areas well and understand how to screen.

I screen animals and then assign a score to determine how much to charge.

Also, I'd lease out the other bedrooms for additional income as well as practice screening, leasing, and interpersonal comms.  

The tenant babbles about a broken down car, hours got cut at work, or whatever his excuse is.

He finds out the light fixture is not broken, just needs a new bulb, but it's a special type.

He's broken the contract 10 ways to Sunday, should be easy to terminate--and anyway it ends on 12/31 this year.

@Vernon Welch II most tenants offering to pay their rent upfront are trying to compensate for negative qualification issues.NEVER override your screening process just because someone offers to pay several months upfront!

You should screen everyone the same, but still, it's a bit of a comfort knowing FF is mostly all working professionals.
