This is what can go wrong when you have beginners wholesaling who have no training in real estate, no experienced managing broker to go to for advice, no license, no E&O insurance, no knowledge of how to avoid scams, no regulatory body to answer to, no relationships with other quality people in the industry like title companies, lenders, contractors that they can refer to help people, etc.

just don't do a lease. as others have mentioned, this forces the buyer of the property to take over the lease (if its even allowed/ they qualify) and it certainly does make the property a little tougher to sell. i'm also doing a house hack, and here in CA, its made a world of difference for me. the bulk of our energy usage is in the summer when we want to run the a/c. my bill stays a constant $228/mo (i pocketed the tax credit and simply financed the panels after that grace period). instead of getting an $800 bill in the summer months, we run the a/c at a constant temperature 24/7 on auto, stay comfortable, and i typically get a little bit coming back at the end of the year. don't expect to pocket this "little bit back" by being conservative with your useage, it sort of is a use-it-or-lose-it situation... i think i got $54 back this year.

So it's possible that the other insurers just don't want to insure your house for some reason and their way of telling you that is to give you a crazy high quote.A body of mine that owns a large portfolio is insured through Vermont Mutual or something like that.

So, because of this a lot of the "affordable" condos you will see in DFW have financial issues and you cannot get a mortgage loan on them, and have to pay cash. or, maybe get some sort of non conventional financing that is much more expensive requiring 25%+ down.

Well....should you invest in a city where the people elected a woman with foreclosures, liens, judgements, garnishments, ethical violations from the state ethics board,  misused a city credit card, went three years arrears on her federal taxes all while yelling for other people to pay "  their fair share, " left skeletonized dead bodies hanging over Canal St for months on end covered only by a tarp until the wind blew it off to reveal to our horror her blatant disrespect for human dignity?
