My interests lie in the upstairs which boasts enough raw space for 2 good sized apartments after renovation, and essentially creation of the second one from scratch.We are looking for a way to partner on this venture, but not sure the best way to go about it.  

Hampstead NC is a coastal town a few min from the beach, a short drive to downtown Wilmington and it boasts one of the best school districts in the area.

I've noticed that when a deal is advertised the seller almost always will mention that the unit(s) is already leased out as a benefit, however in the books I've read and the podcasts I've listened to investors have stressed the importance of not inheriting tenants.I'm curious to know what people's experiences and two bits are on this, and maybe an explanation as to why sellers boast to have fully rented out units in their listings.

There were two 4 family units on neighboring lots boasting 3 beds and 1 bath in a working class Cincinnati neighborhood with virtually no crime.

There are so many elements that make this story inspirational, but probably the most impressive is the manner in which you tell the story is not rooted in boastfulness, but pride. 

The theatre also boasts reserved reclining seating and has a walk-through concession including barista bar and homemade NY style pizza by the slice or by the pie.

I also feel like it draws dangerous attention to our home since the agent boasts about how much it sold for and it being the most $/sq in the neighborhoods history.

They boast double digit returns with high rents and low purchase price (duplexes around 150k.)
